Rents are exclusive of Council Tax and Utility bills which are the tenant's responsibility. You will also need to obtain property contents insurance cover for your personal belongings in the property.
All unfurnished properties will have carpets/floor coverings and possibly curtains and a cooker. All gas appliances supplied by the Landlord at the commencement of the tenancy will have been checked in accordance with The Gas Safety (Installation and Use) Regulations 1994, and thereafter on an annual basis.
Most Landlords do not allow dogs or cats. Therefore, if you have a pet please check with us prior to arranging any viewing.
Once you have found a property that is of interest to you we will ask you to complete an Application Form and pay a non-refundable Application Fee. All the information supplied will be checked and verified by an independent referencing agency.
When your Application has been processed, and if acceptable, we will prepare a Tenancy Agreement at which stage you will need to pay a non-refundable Agreement Fee. Details of these costs are shown against each property on our Availability List.
On signing the Tenancy Agreement one months rent in advance plus the Deposit will be payable. The deposit will be held in an appropriate scheme to comply with the Tenancy Deposit Protection Scheme in accordance with the requirements of the Housing Act 2004.
