A rare opportunity to acquire a substantial and highly individual detached family home, occupying an impressive plot on one of Binley Woods' most desirable roads.
Rugby Road is an attractive early-20th-century property that has been thoughtfully extended to create an exceptionally spacious home of approximately 3,300 sq ft, with generous and versatile accommodation arranged over two floors.
The property has considerable kerb appeal, combining rendered elevations with attractive gabled detailing, traditional tiled roofing, and a welcoming arched entrance. A gravelled in-and-out driveway provides ample parking for multiple vehicles, while mature planting and established hedging offer a good degree of privacy.
Internally, the house strikes an excellent balance between formal and informal living space. The ground floor comprises a generous living/garden room, an impressive games/sitting room with bar, a fifth bedroom with en-suite, and a spacious family breakfast kitchen. A utility room and separate cloakroom provide useful practical accommodation, while the study, fitted with a built-in two-person desk is ideally suited to working from home.
The first floor offers four further bedrooms, including a substantial principal bedroom with dressing room and en-suite, together with a family bathroom and separate shower room. The bedroom arrangement offers considerable flexibility for a growing family, guests, home working, or multi-generational living.
The grounds offer fantastic scope for family recreation, entertaining, and further landscaping.
Further land is potentially available through separate negotiations.
When we first viewed the house, it was the setting that immediately stood out. It offers the best of both worlds: shops and everyday amenities close at hand, while the house itself feels peaceful, spacious and almost village-like, with fields nearby. What ultimately made it right for us was its versatility - a home with plenty of room for everyday family life, overnight guests and entertaining friends and family.
Our favourite part of the house is undoubtedly the large entertaining space at the rear. Combining a generous lounge, dining area and bar/kitchen, it has become the heart of our home. It is light and spacious, yet in winter the large stove makes it wonderfully warm and cosy. At weekends it is where we naturally gather as a family, while for parties and celebrations it really comes into its own.
One family gathering sums the house up perfectly. We had planned an outdoor event, but heavy rain meant more than 40 of us moved inside. Everyone spread naturally between the main entertaining room, kitchen, front room and family room, and the house absorbed us all without ever feeling cramped. It reminded us just how flexible and generous the space is.
We have loved the home through every season: spring blossom and daffodils around the garden, summer days on the patio while the children enjoy the pool, lawn and trampoline, spectacular autumn colour from the mature trees, and cosy winter evenings around the fires.
Over the years we have redecorated and adapted every room, added a downstairs bedroom with en-suite and an additional downstairs toilet, and created a practical two-person study. We feel we have completed the project we originally imagined and made the house work exceptionally well for modern family life.
We will miss the rear entertaining room and the memories made there. In fact, it has worked so well that its layout will influence our next home. We certainly will not be saying goodbye to the area either - we love it here and are planning to move to a neighbouring home!
We are selling simply because we feel we have completed what we set out to do here and are ready for our next project and the next chapter for our family. We hope the next owners will love the space, setting, garden and flexibility of this very special home as much as we have, and make many happy memories of their own.
