"We have loved being able to sit out in such a peaceful garden, listening to the sound of the birds and enjoying all the greenery, whilst only being a few minutes away from everything that's going on. We've eaten at every restaurant on Cotham Hill, stopped in to every shop, and will miss the local community spirit here very much."
The home
A spacious, light and beautifully polished garden conversion that blends contemporary and character perfectly to create a stylish but homely vibe. Walking past the cute picket fence and down the steps the feeling of a cherished home is already apparent. You enter into a broad hallway meaning the sense of space is immediate. As the hallway sweeps around to the left, a doorway on the right opens onto a stunning open plan living space, with views through to the garden. Stylish and hardwearing Karndean LVT flooring flows throughout. The kitchen is modern, chic and designed with a keen eye for detail and practicality for the serious cook. With a seamless transition to the living area, it's connected and social which makes for a perfect hosting environment and space to chill out all year round.
The main bedroom is roomy, stylishly finished with bespoke wooden shutters over beautiful double glazed sash windows. A great space to chill out after a long day or enjoy lazy mornings at the weekend. The second bedroom is an excellent double with bespoke wooden shutters over a large sash window and has loads of room, perfect for a home office, guest room or children's room. The home is rounded off by an elegant bathroom with full sized bath.
The outside
The rear garden has been landscaped and turfed with a resilient grass strain from the Chew Valley, meaning it stays looking lush and beautiful. With seating areas in both shady and sunny spots, it's a great area to chill or host in the summer. At the front is a small ornamental garden and an allocated parking space, a super convenient feature in this location with the potential for an EV point in the future.
Living in Redland
This super area on the Cotham/Redland borders has many tree-lined roads, with parks and green spaces, perfect on summer days and is highly convenient being placed in between several hugely popular parts of Bristol. To the north is Westbury Park and the green expanse of The Downs, a short walk up Whiteladies Road. Up the road there are a number of independent shops and cafes, Cotham Hill and further to the larger establishments of Whiteladies Road and Clifton.
To the South is Bristol City Centre, around a 15/20 minute walk or a short cycle. To the east is Gloucester Road, running through the popular areas of St Andrews, Bishopston and down into Montpelier, lined with hugely popular bars, restaurants and shops. The area is very convenient into or out of Bristol, with Redland train station just around the corner and several bus routes running in the immediate area.
