A beautifully presented three bedroom link detached bungalow towards the end of a cul-de-sac with exceptional Glenn Humphries landscaped garden, located close to Porthtowan surfing beach, the Southwest Coast Path and the breath taking rugged north Cornish coastline.
This beautifully presented bungalow is tucked away at the end of a cul-de-sac and located inland of the west cliff above Porthtowan Beach. There's a pleasant and relatively quick route to walk from the property to the cliff top above Lushington Cove and from there down to the village and beach. To the front of the bungalow is a block paved driveway with ample parking for at least two vehicles and an attractive lawned and planted recently landscaped garden. The front and rear gardens have been professionally landscaped by Glenn Humphries who is known locally as one of the better landscapers. Stepping inside, there's a useful entrance porch.
The living room has a lovely picture window looking to the front garden and cosy wood burning stove. The kitchen is a practical galley design with built-in electric oven and hob and space for a fridge under the work surface. There is further space and plumbing for a washing machine and space for a tumble dryer and freezer in the side porch / utility. There are three generous bedrooms and bedroom one has an en-suite shower room with corner shower enclosure and electric shower, and a walk-in wardrobe. The property has a second reception room towards the rear with French doors to the patio adding a great deal of flexibility to the layout.
Some may consider sectioning off this part of the property for visitors for example. The family bathroom has a white suite with limestone tiled floor and electric shower over the bath with glass screen. To the rear of the bungalow is a large sunny patio with slate flagstones and glass and steel balustrade. The lower garden has a lawn, stone walling and raised beds with attractive planting and there is a low maintenance play area which alternatively would be an ideal place for raised vegetable beds. To the rear of the property is a handy glazed potting shed and to the front the garage / store offers plenty of useful storage and workshop space (some of the space has been incorporated into the home so this is shorter than a standard garage). The property has electric heating and UPVC double glazing and there is a useful path just beyond the front garden fence which cuts through towards Jolly's Lane which is the way to the cliff top.
Porthtowan on the north Cornish coast is a fantastic beach for surfing which expands greatly as the tide ebbs to reveal beautiful golden sands to the left and right of the main beach. The centre of the village is located in the valley just back from the beach where there is a village shop and post office along with a village hall and pre-school, fish and chip take away, beach café, Beach bar (the famous Blue Bar which is arguably one of the best places to enjoy the setting sun), The Unicorn pub and a hair dressers etc. Further village facilities including primary schools are found in nearby Mount Hawke and St. Agnes. The Southwest Coast Path runs through the village giving walkers, mountain bikers and trail runners endless possibilities in each direction along the coast. South View Parc is located just outside the village centre in the shelter of the West cliff yet quickly walkable to both the clifftop and the beach. Wheal Coates Tin Mine is one of the most photographed and can be admired from the beach at low water or visited via the cliff path. This stretch of coastline will delight wildlife lovers with seals and dolphins sighted and many nesting birds in a truly spectacular part of Cornwall with a lovely year round community alongside a healthy tourist industry. Access to the main A30, Truro and Redruth are straightforward from here and the coast road will quickly take you to many more world class surfing beaches nearby. There's a bus service connecting with nearby villages and towns.
The property is freehold and has mains electricity, mains water and mains drainage.
