The property is located between the villages of Pitsford and Moulton approximately half a mile south of the village of Pitsford and adjacent to Moulton Agricultural College.
The land has been farmed for spring oats, rape and barley over previous seasons comprising varied blowaway sand with heavier ground to the north and some loamy soil to the south.
