IF YOU LIVED HERE…
An attractive family home, it opens with a welcoming frontage where warm red brick meets soft-toned render, and a generous paved driveway offers ample space for off-street parking. Step inside to a central hallway that connects each ground floor area, with storage tucked beneath the stairs. At the front, the bay-fronted reception offers classic charm, complete with a decorative fireplace, coving, and a ceiling rose. Neutral decor and soft carpet keep the space calm and inviting. Nearby, the light-filled dining area provides an ideal setting for everyday meals or entertaining guests.
The ground floor also includes a stylish shower room finished in soft grey, along with a smartly arranged utility space. At the rear, the kitchen looks out to the garden and offers potential to connect with the adjacent living area, subject to planning. That spacious rear reception is filled with light thanks to twin French doors, and features panelling, ceiling roses and a traditional fireplace—perfect for relaxing or hosting.
Outside, the beautifully maintained south-west facing garden is a true retreat. A raised decked area is ideal for summer lounging, while the lawn stretches neatly beyond, edged with vibrant planting and a pergola to the rear.
Upstairs, the first floor hosts four bedrooms, including a spacious bay-fronted main with built-in wardrobes and a private ensuite. Each space is thoughtfully finished in soft tones, with a calm and airy feel throughout. A family bathroom with a corner tub completes the floor, while the top level offers a large fifth bedroom with built-in storage, skylight, and rooftop views.
Surrounded by green spaces, local favourites, and well-regarded schools, this spot offers a wonderful balance of calm and community. Ridgeway Park is just a 6-minute stroll away—ideal for morning walks, tennis, or letting little ones burn off steam. Highams Park Lake and the edge of Epping Forest are within easy reach too, offering leafy escapes right on your doorstep. For eating out, there’s plenty to explore. The Kings Head is a welcoming local pub with a relaxed beer garden, while Breeze serves up Mediterranean-inspired dishes in a cosy, modern setting. And for lovers of Italian food, La Rocca has long been a go-to for its warm atmosphere and traditional fare. Families are particularly well served, with brilliant schools nearby, including Longshaw Primary School just 10 minutes away on foot.

A WORD FROM THE OWNERS....
"We have lived in North Chingford for 37 years, 24 of them at this property. We have loved our family home and have always felt it was a safe and healthy environment to bring our children up in. The neighbourhood is very friendly and people care about each other & look after each other. The network links for travel are good, you can walk to both Chingford and Highams Park station, and buses are plentiful to Loughton and Walthamstow.
We would happily stay in the area but reed to move on to be near to our adult children!!
