RENOVATION PROJECT FOR CASH BUYERS ONLY - A unique and historic character cottage with a wealth of charm and located a relatively short walk from PERRANPORTH BEACH yet tucked away. The cottage requires comprehensive refurbishment and updating but has the potential to be a wonderful home. The gardens are substantial and more extensive than they first appear. Currently access is only pedestrian and there is no parking at the property. Please also note; there is a grave in the garden which we understand should not be exhumed, demolished or interfered with. PLEASE READ THE DETAILS IN FULL BEFORE ENQUIRING. NO ONWARD CHAIN.
If you are looking for a comprehensive renovation project and a character property in a great location this 3 bedroom detached character cottage is bound to be of interest. The cottage briefly comprises; two ground floor reception rooms and a kitchen with three first floor bedrooms and a bathroom upstairs. The potential for a lovely home is obvious but there are a couple of points to consider. The property is being sold with no chain and as part of a deceased estate. When the deceased's mother died she was buried in the garden and the grave still exists just yards from the cottage. It was the daughter's wish that her mother's grave should not be exhumed, destroyed or interfered with in any way. Also worth noting; there is currently only pedestrian access and not vehicular access.
Perranporth is eternally popular as it offers the best of both worlds - a spectacular, long golden sandy beach popular with surfers yet the city of Truro is just 7 miles away! Lower Bolenna is just far enough away from the hustle and bustle of the town but near enough to walk to the amenities and beach. There are bars, restaurants, shops and a petrol station locally - in fact everything that you could require for day to day needs including a large Co-Op supermarket. The excellent links golf course and driving range is friendly and welcoming and a great place to eat, drink and make friends. There are good public transport links to neighbouring villages and the city of Truro and The Southwest Coast Path enables you to head up or down the coast on foot or mountain bike. Access to the coast path is relatively close to the property. The beach plays host to numerous action sports from kite surfing to paragliding but if you prefer to sit and watch the world go by then The Watering Hole bar on the beach is hard to beat and the go-to place for sundowners! There are fantastic concerts staged actually on the beach with Tunes In The Dunes annually attracting big name bands. Perranporth is a vibrant year round community and a great place to live or make your home from home and is one of the UK's best known holiday destinations.
The property has been a home in the past but we have been unable to confirm the services connected. There is mains electricity. There is a mains water supply and drainage but we have not been able to confirm the nature of these.
