IF YOU LIVED HERE…
The property opens into a bright and welcoming hallway, where wood flooring and high ceilings create a wonderful sense of space and brightness. Built-in storage helps keep things neatly tucked away, and there’s room for additional furniture to suit your needs. From here, you step into the generously sized reception room, where a bay window fitted with shutters allows natural light to stream in while providing privacy. A white-painted brick chimney breast with tiled hearth forms an eye-catching centrepiece, while elegant wood flooring and decorative coving complete the look.
The kitchen/diner combines a fresh, contemporary feel with characterful charm. Soft green cabinetry contrasts beautifully with white tiled splashbacks, and pale wood flooring runs underfoot. A vintage glass fluted pocket door subtly separates the kitchen from other areas, maximising space and adding to the property’s period appeal. A window and glazed door bring in an abundance of natural light, while the high ceiling with recessed lighting adds to the sense of airiness. The dining area offers a cosy spot for relaxed meals and gatherings.
The peaceful double bedroom enjoys views over the private retreat and features soft neutral walls, carpet, and high ceilings, enhancing the overall sense of calm and space. The bathroom is finished in soft grey tones with textured tiling and a fitted bath with overhead rainshower, all brought together in a clean and inviting style. Another vintage glass fluted pocket door adds a stylish, space-saving touch in keeping with the property’s period character.
Outside, the rear space is a true retreat, with a combination of paved and decked areas ideal for dining or unwinding. Raised beds brim with greenery, and mature trees beyond the fence provide privacy. A side access path with paving and gravel offers a handy space for bikes or easy garden access.
The surrounding neighbourhood is a fantastic mix of green spaces, independent shops, and vibrant culture. St James Park is a charming spot for a quiet break, while the expansive Walthamstow and Hackney Marshes invite you to lose yourself in nature, whether walking, running, or cycling. Food lovers will appreciate Weirdough Bakery for its fresh pastries, and the buzz of CRATE St James Street with its creative food and drink scene. The Hare & Hounds offers a friendly pub vibe, perfect for a relaxed drink. A little further, Walthamstow Village charms with its pretty streets, historic feel, and much-loved spots like The Nags Head and Eat17, where great food and a warm welcome await.

A WORD FROM THE OWNER...
"What first attracted us to living here was the proportions of the house, the sunny private garden (which we re-landscaped and decked last year) and the side access has been great for bikes! Inside we loved the high ceilings and spacious living room we found to be larger than most Warner’s, we also loved that each room enjoys the sun at some point in the day and there’s a surprising amount of storage space! We’ve really enjoyed restoring elements of the house over the last 4 years - reinstating the original Warner door and refreshing the kitchen With modern Plykea birch cabinets and Corian worktop. Proximity to both Hackney and Chatsworth road is a great perk (a short cycle or bus away), as well as Walthamstow St. James which feels like it’s own village with coffee shops and drinking spots. It just felt right between everything! Being so close to the wetlands & St. James Park has been one of our favourite parts too and we will really miss it."
