"We have loved living on Hill Avenue for the last seven years - in this time we’ve grown to be a family of four and have so many happy memories. The park has been an endless source of entertainment for us – lots of walking, running, tennis, scootering and picnics, plus watching the seasons change throughout the year is just beautiful. We have made many friends from the exercise and baby groups that are run in the area, it’s such a friendly community to live in.
The location is great with Wapping Wharf and North Street just a short walk or cycle away so we’ve spent many a Sunday morning going for coffee or brunch in our favourite Mokoko and Burra cafes.
Most importantly – Hill Avenue has some of the best parking in BS3, the wide road and diagonal spaces are a total bonus! We hope the next people that live here enjoy it just as much as we have."
Hill Avenue is a wide, tree lined street which leads onto Victoria Park making it a hugely desirable street in the area. The area has a wonderful feeling of community, most evident on sunny days with the park bustling with neighbours and visitors alike. The area is central to many community events such as ‘Art on the Hill’, which happens one a year. This is also an area ideal for commuters both within Bristol and to the cities beyond through the trains at nearby Temple Meads or the local Bedminster station, just the other side of the park. The local primary school, Victoria Park (Ofsted rated 'good'), is well thought of locally and along with St Mary Redcliffe (in the park), has enhanced the appeal of this area and nearby Windmill Hill for young families. Within easy walking distance are gastro-pubs such as the Victoria Park and Star and Dove, brilliant community owned pubs such as The Rising Sun, cafes such as the Sundial Kitchen, fruit and vegetable sellers such as The Banana Boat, bakeries and grocers such as Bristol Loaf and Hugo’s, and many other shops and restaurants. Only a short bike-ride away are the music venues, theatres, cocktail bars, and other amenities of North Street in Southville, Wapping Wharf, and the City Centre. Yet this location is quiet and peaceful. For those looking for green space, there are few, if any, better places in Bristol. Victoria Park itself offers approximately 50 acres of large open space with fantastic views of the city. There is also a child’s play area, café and a marked running route for joggers. Perrett’s Park, with its beautiful views, is only just up the hill towards Knowle, whilst Arnos Vale Cemetery offers winding paths and interesting stories, in an area where it’s easy to feel distant from the city buzz.
A substantial family house in the area with generously proportioned rooms, high ceilings and an abundance of original features. Downstairs there is a large reception/dining room with log burner and bay window overlooking the street. The kitchen is at the rear and has modern units, quartz tops, a pantry cupboard and bi-fold doors onto the garden. Upstairs on the first floor there are three bedrooms, two of which are generous doubles and a family bathroom. The loft room makes a useful additional bedroom/study although isn’t done to modern building regulations. There is also a downstairs WC and a patio garden with raised beds.
