Henleaze House,

"Our favourite thing about this home has to be the location, it's on a nice wide street and all the houses face the park, which is great for dog walks and watching the hot air balloons in summer. From all rooms in the front you can see Clifton Suspension Bridge, Park Street and beyond. We really love having a garden that floods with sun for around eight hours in summer, after which we go round to the front or the park to catch more sun. Also the loft room is great for our teenage daughter, as she has basically a studio flat."
The house is positioned on the impressive Sylvia Avenue, a beautiful row of substantial family homes. This row of houses was built by locally renowned ‘Chard’ architects, commissioned by Esme Smyth of Ashton Court to mark the furthest reach of their estate. The house sits on the edge of, and overlooking, one of Bristol’s favourite parks, Perrett Park, which was donated to the city by councillor C H Perrett. The park offers one of the best vantage points of the City of Bristol, a beautiful spot to watch the balloons take off from Ashton Court and often float overhead. The house is situated just a short walk along the picturesque, tree-lined Crowndale Road, from the rapidly developing Wells Road, home to several popular independent shops and eateries. The house is just minutes from the popular Fox and West Deli, Eat Your Greens, Acapella and Southside Bar, with its indoor and outdoor seating and serving local craft beers. Park Bakery, an ever-popular haunt for morning bread and breakfast goods, is just at the bottom of Sylvia Avenue, whilst in the other direction, Redcatch Park offers a fantastic community garden where you can enjoy a coffee, pizza or small bite to eat amongst a brilliantly run space for local residents. The park also offers a play area, tennis courts and football pitches and provides a real hub for this popular area. Another section of the Wells Road closest to the park gives residents a range of local shops for essentials, as well as, a newly opened café called Nook, from the owners of Fox and West. Knowle is an extremely popular family area, with a brilliant combination of large houses, good schools and a choice of great parks. Sylvia Avenue is also just a short walk away from Arnos Vale Cemetery and Victoria Park, both offering a great escape from the city and open green spaces. For commuters, the area is very well placed, with Temple Meads and the several major employers around Temple Quay just around fifteen minutes away on foot. Bristol’s scenic harbourside, Wapping Wharf and city centre are also within walking distance, along with the independent shops, bars and cafes of North Street in Bedminster.
This is a beautiful four bedroom Edwardian home, arranged over three stories. The house has been lovingly looked-after and designed with style throughout. The house offers an array of space, with a brilliant connection of outside and in, through the bi-folding doors from the kitchen/diner to the outside seating area in the south-facing garden. At the end of the garden there is a large outbuilding and would make the perfect workshop or gym. Whilst the back of the house enjoys the sunny aspect, its the front of the house that benefits from one of the best views in Bristol. The view of the Bristol skyline can be enjoyed best from the bay-fronted master bedroom on the first floor and also from the fantastic bedroom on the top floor. This special house has several brilliant spaces to enjoy and presents a rare opportunity to live on such a prestigious road.
