‘Being opposite the park has meant that our children can play easily, plus the primary school is in the park, which couldn’t have been more convenient for our family. We’ve enjoyed how the kitchen opens out into the garden, which is pretty quiet and can be so sunny. The view of the park from the front room and bedroom has been a real benefit, watching the world go by. You can hear foxes, owls and it's great for bonfire night and the summer fair.’
Nutgrove Avenue is one of the most popular and distinctive streets in South Bristol and faces directly onto Victoria Park. The area has a wonderful feeling of community, most evident on sunny days with the park bustling with neighbours and visitors alike. The area is central to many community events such as ‘Art on the Hill’, which happens one a year. This is also an area ideal for commuters both within Bristol and to the cities beyond through the trains at nearby Temple Meads or the local Bedminster station, just the other side of the park. The local primary school, Victoria Park, is well thought of locally and along with St Mary Redcliffe (in the park), has enhanced the appeal of this area and nearby Windmill Hill for young families. Within easy walking distance are gastro-pubs such as the Victoria Park and Star and Dove, brilliant community owned pubs such as The Rising Sun, cafes such as the Sundial Kitchen, fruit and vegetable sellers such as The Banana Boat, bakeries and grocers such as Bristol Loaf and Hugo’s, and many other shops and restaurants. Only a short bike-ride away are the music venues, theatres, cocktail bars, and other amenities of North Street in Southville, Wapping Wharf, and the City Centre. Yet this location is quiet and peaceful. For those looking for green space, there are few, if any, better places in Bristol. Victoria Park itself offers approximately 50 acres of large open space with fantastic views of the city. There is also a child’s play area, café and a marked running route for joggers. Perrett’s Park, with its beautiful views, is only just up the hill towards Knowle, whilst Arnos Vale Cemetery offers winding paths and interesting stories, in an area where it’s easy to feel distant from the city buzz.
An imposing period home, enjoying the balance of facing onto the park at the front and with a south-west facing garden to the rear. Both the design and character of this home have been carefully considered. In total, the house measures just over 1550 square foot, with around half of that space being on the fantastic extended ground floor. The side-return extension, with its glass roof brings in lots of natural light into an open kitchen/dining/living space, which is ideal for family living or for entertaining. The bi-fold doors to the garden, and additional doors from the kitchen, means the garden is especially accessible, making the most of the sunny, landscaped garden space – ideal for a summer barbeque or evening drinks under the pergola. The work to this space was largely conducted in 2018, when a John Lewis kitchen was installed with a Perrin & Rowe double Belfast sink and Chaunceys timber flooring. The bay-fronted living room gives a cosy winter or evening area to enjoy the warmth from the Nordpeis woodburner, set in a fireplace with a Welsh slate hearth. The upstairs benefits from two spacious double bedroom, a spacious family bathroom with a Savoy suite including roll-top, claw foot bath. There is also a shower room with WC to the first floor. The top floor is original part of the house and gives and ideal guest room on a separate floor, or a great room for a teenager.
This is a house where viewing is highly recommend to get a feel for the wonderful flow and the lovely homely feel that has been created by balancing the design sympathetically with the features of an old and grand home.
