The perfect blend of old meets new, Park Farm Cottage is a fabulous Grade II listed stone property with four bedrooms, off road parking for two vehicles and cottage gardens.
Park Farm Cottage is a four-bedroomed, semi-detached, stone cottage, set in a prime position in the conservation area on the High Street of idyllic Titchmarsh village, with gardens on three sides, and off-road parking for two vehicles in tandem.
The accommodation comprises, on the ground floor: a living room, separate dining room, kitchen, utility store; and on the first floor, two double bedrooms as well as the family bathroom and an additional w.c.; and the second floor, has a central study area on the galleried landing, with two double bedrooms, on either side.
This beautiful Grade II Listed family home was built in the early 1700’s, renovated in 1990's, and does not compromise on natural light or head room, a rarity in a cottage. The cottage has the perfect blend of old and new with beamed ceilings and walls, exposed stonework, wooden flooring and timber latch/lock doors, whilst in contrast benefitting from newly fitted, cast iron radiators with claw feet, in most rooms. Both reception rooms enjoy ornate gas fires as focal points, and a luxuriously fitted family bathroom, with a slipper bath and modern drencher shower, complete this home.
A wooden entrance door, with a diamond-shaped window, opens into the front lobby, which has wooden flooring and a door to the dining room. Stairs rise to the first floor.
4.4m x 3.8m (14'5" x 12'5")The wooden floor continues through to the dining room of this lovely bright entertaining space, that has beams to the ceiling and one wall. The focal point is a fireplace with exposed stone backing, wooden lintel and stone hearth with a cast iron Victorian-styled woodburning stove-styled gas fire. A long window at the front has a low window seat, enjoying views over the front garden. Additionally, this room has a large under-stairs cupboard, as well as a tall pantry cupboard, and a claw-foot, cast-iron radiator. Doors from here give access to both the sitting room and the rear lobby.
4.4m x 4m (14'5" x 13'1")The wonderfully light sitting room has dual aspect windows; one overlooking the rear with a low window seat, and the other at the front. An impressive exposed stone fireplace, with quoin edge finish, has inset downlighters, and a cast-iron woodburning stove-styled gas fire as one of the main features in this room, alongside the beamed ceiling and walls. The wooden floor flows from the rest of the house, and an original old wooden door with retained ironmongery, accesses the side courtyard.
Currently used as the main entrance, a wooden door, with glazing to the top half, gains entry from the gravelled parking area into the rear lobby. Double doors on the left-hand side access the utility cupboard, which is a great use of space, where the gas central heating boiler is housed, plumbing and space for a washing machine and a shelving. Doors access the kitchen and another the dining room.
2.8m x 2.6m (9'2" x 8'6")The kitchen has handmade oak farmhouse base units with granite worktops and upstands and granite covered sills to the two windows looking over the side garden. A ceramic butler sink has a brass mixer tap over, and there is a slimline dishwasher and tall fridge/freezer included and an electric range cooker. Ceiling downlighters and wooden flooring complete this room.
Carpeted stairs rise from the front lobby to the landing that has wooden flooring, a window to the side, ceiling downlighters and a cast-iron radiator. Doors access two of the bedrooms, the family bathroom and the additional w.c. A good-sized laundry cupboard is provided, and another set of carpeted stairs to the second-floor, lead to two further bedrooms and the study area.
3.3m x 2.7m (10'9" x 8'10")This bright double bedroom is situated at the front of the house with views over the High Street, with a window seat, and has exposed stonework wall with plasterwork. It has ample room for a king size bed and associated bedroom furniture. Additionally, this room has wooden flooring and an internal high window to the landing.
2.7m x 3m (8'10" x 9'10")Another double bedroom, which has wooden flooring, a radiator and a window overlooking the rear aspect.
1.7m x 2.2m (5'6" x 7'2")The fully tiled bathroom has a slipper bath with drencher shower overhead, separate shower attachment to the taps, Savoy heritage pedestal wash hand basin and W.C. This bathroom also has neutral porcelain floor tiles, a Victorian-style radiator with towel rail, and ceiling downlighters. An obscure window to the side allows natural light in.
With wooden flooring and under-stairs storage, consisting of a macerator W.C. and a pedestal wash hand basin.
The dog-leg stairs rise to the galleried landing, that is naturally light from the Velux window, further enhanced by the open balustrades. On the landing a study area has been created that is central to the two bedrooms. The ceiling has wooden beams and downlighters, and the flooring on this level is stripped wood. Both bedrooms have a dormer window at either end of the property, making them both extremely light.
3.8m x 3m (12'5" x 9'10")With dormer windows both ends of this double bedroom, this is another fantastically light room with interesting views.
3.7m x 2.9m (12'1" x 9'6")This bright and spacious twin bedroom has dual aspect dormer windows, with fantastic views over the roof tops, and a beamed ceiling with downlighters.
Situated on a corner position, Park Farm Cottage is adjacent to the High Street and has a low picket fence boundary. Double gates enter the gravelled driveway which allow off-road parking for two vehicles in tandem.
A slabbed pathway leads to the rear lobby of the cottage, which is used as the main entrance for convenience from the parking area. Here there is a shed and there is ample room for potted plants and table and chairs.
To the side and front is a lovely cottage garden with planted borders to the grassed area, leading round to the front door. An abundance of established planting includes Jacobs Ladder, Roses and Sedums, to name but a few. Park Farm Cottage occupies a lovely spot with a private road to the front.

What the current vendor loves about their home.......
The owners of Park Farm Cottage absolutely love the central location of their home within their pretty village and the easy accessibility to road networks in all directions as well as local towns.
The cottage itself offers the uniqueness they love, and its' individually shaped rooms and layout, and although their home is semi-detached, they have said it feels detached. The first time they stepped in the door they new it would be home and 35 years on, they still adore it!
