PLANNING

PLANNINGBased on correspondence provided by North Tyneside Council on 2nd July 2009 we consider that permission may be granted allowing residential development.
The authority Stated, ' The site in question represents previously developed land within a built up area and as such the principle of new residential development on the site would be in accordance with Policy H5 'Windfall Sites'.
There would appear to be adequate space within the site to accommodate a two storey building and meet the recommended privacy distances set out in DCPS No. 14. Any development would need to respect existing lines on the Street and should be of a sympathetic design that is in keeping with the character of the surrounding properties.
On site parking must be provided to meet Council standards of 1no. space per residential unit and 1no. visitor space per three units, giving a total of 3no. parking spaces. Each of these spaces must measure a minimum of 2.5 m by 5.0 m. Space must also be made available within the site for bin storage.
No outdoor amenity space is provided within the development and we would therefore require that a contribution be made towards off site open space provision within the area. This can be dealt with by means of financial contribution of £358 per dwelling for the provision of new or improvement of existing recreation facilities in lieu of any on-site open space provision.

TENURE

The subject site is being sold via way of a Freehold sale, under unconditional auction terms. Any interested parties' should have their legal advisor check this.
