General Remarks & Situation

The placing of this property on the open market would be of particular interest to builders/developers and comprises an historic hill fort, a detached residence in need of complete renovation and modernisation together with a completely dilapidated former residence. The property occupies a position on the outskirts of Llandre, unfortunately has been neglected now for many years. The woodland surrounding the property has become very overgrown and access is currently by foot only.

The Residence

The original property stands in an elevated position but as previously stated is now somewhat overgrown by trees and damaged by a substantial fallen tree, would have provided three reception Rooms, and three Bedrooms. Is thought to have been constructed in the traditional stone and slate manner, once cleared of vegetation and trees the property would have a lovely view over the surrounding countryside. From Aberystwyth proceed north to Bow Street, continue through Bow Street, turning left signposted Borth, as you enter Llandre, turn left over the railway crossing and continue through past the houses bearing left, continue for approximately 200 yards or so and the entrance for Ael Y Bryn can be seen on the right hand side, a For Sale sign denotes the entrance. Access by vehicle to Ael Y Bryn is currently not possible therefore please park at the entrance close to the For Sale board taking care not to block other road users

Such is the overgrown nature of the grounds, we strongly advise these Directions which take you to Ael Y Bryn are ignored for the remainder of the land and we would suggest potential purchasers then proceed back along the road and up past St Michaels church, Llandre, taking the sharp hairpin left and continue along this road for approximately 0.25 mile or so and the land can be found on the left hand side, access by gate with public footpath stile, a For sale sign denotes the property.

The Land

With regard to the land, this would have been accessible through the gardens surrounding Ael Y Bryn, however these have become so overgrown that the access is virtually impossible.

The land and woodland in total extend to approximately 19.5 acres or thereabouts, the land is split between woodland and pasture. The pastureland is best approached as stated within the directions. Again, somewhat neglected and under grazed in recent years, however, occupies and elevated position with a quite stunning outlook over the Mid Wales countryside.
